My status If lender's web sites gave you all the facts, fees and charges there would be little need for a mortgage broker - but they don't. As a result it is almost impossible for the average borrower to compare and select the best loan from even a small selection of products. The Australian mortgage market is very highly regulated and while it is dominated by the 4 major banks there is no single set of rules or procedures. What's more lenders don't always make all of the the information easy to find - and you may not discover hidden fees until it's time to sign the mortgage documents and by then it is normally too late to look elsewhere.

Under the new National Consumer Credit Protection Act, mortgage brokers have a responsibility to act in your best interest - something we believe we have been doing for over 10 years. But now it is law and we have to fully disclose all commissions and fees etc and this means that by dealing with a licenced mortgage broker you are assured that the advice you receive will be appropriate to your needs.

We have access to lender's calculators (not the simple ones you will find on the web) and their policies. For example did you know that some lenders will discount rental income by 30% while some 20% and a few don't discount at all or some lenders take 100% of overtime as income while others take only 50% and some take none.... It is a minefield of information and contradiction and it's our job to stay on top of all of it.

And when the lender pays us a fair commission it also means that we don't have to charge you for our service. The commission we are paid is not added onto your loan - after all we are saving the bank's money by doing a lot of their work.
